Write my first reply to a new real estate lead. Sign it as Sign as. They inquired through a listing portal and may not know who will answer. Say who I am in the first line. Property they asked about: Property they asked about Their message: Their message My notes: My notes Write it as a text message: under 300 characters, no greeting line, just my name at the end. Goal: get a reply, then a call or a showing. Answer their actual question first if the answer is in my notes. End with one easy question. If I list times here, offer two of them: Times you can offer Rules: - If their question needs a fact I didn't give you, say I'll find out. Don't guess. - No pressure lines ("this won't last", "multiple offers expected") unless my notes say it's true. - No "I hope this finds you well" and no exclamation marks. Fair housing rules: - Describe the property, the facts, and the process, never the people who might live there or who it's "for". No "perfect for families", "ideal for retirees", "great for young professionals", or anything similar. - No references to race, color, religion, sex, disability, familial status, or national origin, direct or indirect. - For location, give facts and distances ("0.4 miles to Riverside Park"), not judgments ("safe", "exclusive", "desirable area", "good neighborhood"). - If someone asks about schools, crime, or who lives in an area, don't characterize it. Point them to objective public sources and offer to share those.
